Every resident pays a monthly service charge in addition to the basic rent. These are costs related to your residence, such as electricity and maintenance.
AMOUNT

<li aria-level="1">We are transparent: your rental contract includes the amount and a complete breakdown of the costs. Review it at any time in WoodsApp. Want an indication now? Sure! On the page for your location, you can already find an estimate, based on a single-person household. An additional resident incurs a surcharge of approximately € 65. Note there is a disclaimer: the cost estimates on the site are indicative.</li>

BREAKDOWN
<ul>
<li aria-level="1">USAGE: This part of the service charges is paid as a monthly advance. They depend on your consumption, and we estimate these costs in advance. Annually you receive a statement of the actual costs made, always before July 1st. If you&#8217;ve overpaid, you&#8217;ll get a refund, or vice versa. These costs include advance contributions for electricity and water; in your apartment, but also in shared spaces. They also include advance contributions for communal items such as security, glass insurance, preventive maintenance, The Garden Squad, and administrative costs. Finally, there are the costs of maintenance and electricity for the shared areas, and the costs to keep these areas fresh and clean.</li>
<li aria-level="1">FINISHING: This part of the service charges pertains to the furnishing of your apartment. They depend on the size of your residence and not on consumption. Essentially, it is a depreciation. The amount is therefore not an estimate based on consumption but known in advance. You pay it monthly. Examples: flooring, wall coverings, curtain rails, kitchen, and electronic appliances.</li>
<li aria-level="1">SHARED FACILITIES: This part of the service charges has a fixed amount, independent of your residence size or consumption. In this category: access to facilities such as a gym, hot tub, bicycle storage, or coffee corner, but also concierge service or WoodsApp. They depend on your location and you pay for them monthly.</li>
</ul>
NOT (NOT!) PART OF THE SERVICE CHARGES:

<li aria-level="1">ADD-ONS: You can book and pay for extra items on-demand. For example: e-bike or extra storage space.</li>
<li aria-level="1">OTHER: Services not provided by us, for example: insurance for your personal belongings, personal liability insurance, and digital TV channels.</li>

BEDRAG VAN SERVICEKOSTEN

OPSPLITSING SERVICEKOSTEN
<ol>
<li>VERBRUIK: dit deel van de servicekosten betaal je als een maandelijks voorschot. Ze zijn afhankelijk van verbruik. Vooraf schatten we de kosten in en jaarlijks krijg je de afrekening van de werkelijk gemaakte kosten, altijd voor 1 juli. Te veel betaald? Krijg je het verschil terug. Dit kan ook andersom zijn. Onder deze kosten vallen voorschotbijdragen voor elektriciteit en water; in je appartement, maar ook in de gedeelde ruimtes. Verder zit inbegrepen de voorschotbijdragen voor gemeenschappelijke zaken zoals beveiliging, glasverzekering, preventief onderhoud,<a href="#grow-squad"> The Garden Squa</a>d en administratiekosten. Tot slot zijn daar nog de kosten van onderhoud en elektriciteit van de gemeenschappelijke ruimtes, en de kosten om deze ruimtes heerlijk schoon en fris te houden.</li>
<li aria-level="1">AFWERKING: dit deel van de servicekosten hoort bij de aankleding van je appartement, ze zijn afhankelijk van de maat van je woning en dus niet van verbruik. Feitelijk is het een afschrijving. Het bedrag is daarom ook geen inschatting naar verbruik, maar vooraf bekend. Voorbeeld: vloeren, wandbekleding, gordijnrails, keuken- en elektronische apparatuur. Je betaalt ze per maand.</li>
<li aria-level="1">GEDEELDE FACILITEITEN: dit deel van de servicekosten is onafhankelijk van je woningmaat of van je verbruik. Denk bijvoorbeeld aan toegang tot faciliteiten zoals een gym, hottub, fietsenstalling of koffiehoek, maar ook bijvoorbeeld de conciërgeservice en WoodsApp. Je betaalt ze per maand.</li>

GÉÉN DEEL VAN DE SERVICEKOSTEN

This is a bundle of water, heating, and electricity that is included in your subscription. Luckily, it is relatively cheap. Why? Re-using water is what we love and generating energy is our specialty. We don’t charge for free energy. That’s only fair.

<li>Advance Your bundle is an advance. It is based on normal (average) consumption. In the WoodsApp you can find out, at any time, what your actual consumption is compared to your bundle. No surprises in the annual statement. Did you use less than anticipated? You get your money back and vice versa.</li>

<li>Save We do everything we can to help you save energy: better for you and for the world. The Woods are equipped with the latest technology for efficient use. Plus, in the WoodsApp you learn about your behavior and improvement opportunities. You also see &#8211; live! &#8211; when the building generates more energy than we use.</li>

<li>Free energy that is completely free does not exist. Included in your subscription are the installations that generate energy. For example, solar panels, earth heat sources, heat pumps, and home batteries for power storage.</li>

<li>Gas We don&#8217;t do gas. Not necessary. The climate deserves better. For heating, we use the heat pump, which extracts heat from the earth. Durable and efficient. To cook, we offer induction. Yes, you live more sustainably without even noticing it.</li>

A professional maintenance team &#8211; the Grow Squad &#8211; makes The Urban Woods bloom. They include gardeners, biologists and maybe even you. We have lots of gardens, both sky-high and down-to-earth. Some see this as a lot of work, but we see it as opportunities. The Grow Squad makes it happen.
<h3>Gardeners</h3>
The Urban Woods are wrapped in gardens and our gardeners fly around them like bees around trees. They make sure our little part of the globe is always in the best state. Year-round, they make their hands dirty to make our gardens and your balcony shine.
<h3>Biologists</h3>
Connecting city to nature. A team of biologists picked each plant carefully to help local wildlife colonies grow in numbers. They continuously monitor this accurately and optimize our greenery. Some forsythia for butterflies, some piles of leaves for the hedgehogs. Twelve months a year, we reactivate biodiversity in the city.
<h3>You</h3>
The gardens are green heavens for leisure and chill. But hey, if you want to put your hands into the mud, you are welcome to join the Squad any time. In WoodsApp, you see what gardening activities are planned. Sign up to volunteer whenever it suits you. A soil feeling can be soul-healing.

Het hele jaar rond boosten we de biodiversiteit in de stad.

The type of Personal Data that THE URBAN WOODS collect and for what purpose or purposes depend on the type of Services you have signed up to and the location where the Services will be provided.
THE URBAN WOODS may collect the following information:

<li>Personal Data that you provide to THE URBAN WOODS when you use the Services, for example when you sign up for a newsletter, event, deal, waiting list or fill out a form. This may include your name, gender, age, country of residence, email address, phone number and any other data that may be requested for the purpose of the form (online or offline).</li>
<li>Personal Data that you provide to THE URBAN WOODS when you onboard for an apartment. With being interested in an apartment it is necessary to obtain your full name, address, date of birth, e-mail address and phone number. When you want to rent a specific apartment we will need additional information; for example payment slips, bank statements, employer’s statement and information from your partner or co-tenant(s) your ID information, name, gender, age, country of residence, email address, signature, dietary preferences, interests, and preferences.</li>
<li>Other information about your use of the Services not knowingly provided to THE URBAN WOODS but collected via analytics functionality in the Services: general usage information, including recent browser history (as sent by your browser) and IP addresses. Amongst other data, we process the following Personal Data from visitors to THE URBAN WOODS Website: website visit and use, IP address, duration and time of visit to the website, use of social media.</li>

Regarding payment processing, Payment details will be used for setting up automated payments like monthly rent, a deposit, or a guarantee.</li>
<li>Getting a picture of the needs, characteristics and wishes of (potential) tenants and meeting the duty of care: are you a suitable tenant?</li>
<li>Making physical arrangements with you</li>
<li>Performing marketing activities regarding THE URBAN WOODS in general. We will only use the information submitted for marketing if you have provided consent for us to do so. You can unsubscribe from marketing e-mails at any time by clicking the unsubscribe link in the e-mails we are sending you.</li>
<li>Improving THE URBAN WOODS’s products and services (using surveys, online questionnaires &amp; pilot testing).</li>
<li>Meeting all legal and regulatory requirements applicable to THE URBAN WOODS, or as otherwise required by law or regulation, or requested by competent authorities, or for the protection of persons or property, or</li>

After this, we will delete your data or make your data anonymous. When anonymizing data, we delete and/or change all the data that references you. The data can no longer be linked to you. <li>Woodmates will be automatically enrolled into THE URBAN WOODS ex-residents program and gain access to THE URBAN WOODS Community perks and benefits. We will only keep data that is needed for this program such as your name and email address. THE URBAN WOODS is enthusiastic about staying in touch. You are part of an exciting, global network of people with inspiring ideas and we want to help keep that connection alive. You can of course always unsubscribe.</li>

We handle your Personal Data discretely. Access is strictly limited to THE URBAN WOODS and our third-party partners:

If you use the services provided by another company to interact with us, such as an onboarding partner or online agency, please be aware that your Personal Data is also subject to the privacy policies of these companies. We want to make sure that you are fully in control of your Personal Data. You have multiple rights, and we want to ensure they are respected.
Right of access: If you want to know what Personal Data we have collected and/or processed from you, you can request THE URBAN WOODS to provide an overview.
Rectification: If you believe that the Personal Data that we process is incorrect, inaccurate or incomplete, you may ask us to change or remove such Personal Data.
Erasure (‘Right to be forgotten’): If you want us to remove the Personal Data we have collected and/or processed from you, you can request THE URBAN WOODS to erase your Personal Data.
Restriction: Instead of requesting erasure, you may also request us to restrict the way we are processing your Personal Data if this right to restriction does not conflict with a processing activity that is required for the performance of the contract, required by law and does not outweigh a THE URBAN WOODS legitimate interest.
